3 MAIN TYPES OF PROPERTY AVAILABLE TO FOREIGNERS:

PDS (Property Development Scheme)

Purchase of villas or apartments with high-end amenities (golf courses, marinas, private pools, restaurants, sports complexes) valued at €455,000 or more, entitling the buyer to a permanent residence permit. This program (succeeds the IRS and RES programs, for which some properties are still available for sale).

RES (Real Estate Scheme)

The RES offers the purchase of mid-range villas or apartments, available from €200,000. However, if the investment is greater than or equal to €455,000, the buyer remains eligible for a permanent residence permit.

Residences with a minimum of two floors are now accessible to all foreigners starting at €155,000. This option allows investors to choose according to their budget and tax status (resident or non-resident). Recently, the Mauritian government has been offering the purchase of a property with two floors or more, valued at €455,000 or more, which allows future investors to obtain a permanent residence permit.
